Example: costs beyond the down payment

For a $700,000 Ontario resale home outside Toronto with $140,000 down and no first-time-buyer rebate, the land transfer tax is $10,475. Allow $2,200 for legal costs, $550 for an inspection and $350 for title insurance.

Those entered expenses total $13,575, excluding the down payment. Total cash needed under these assumptions is $153,575. Change the allowances to match your quote and purchase.
