Example: a $700,000 resale purchase

Ontario land transfer tax is $10,475 before any rebate. Inside the City of Toronto, municipal tax adds another $10,475, bringing the combined tax to $20,950.

If the full first-time-buyer rebates apply, the provincial reduction is $4,000 and the Toronto reduction is $4,475. The combined tax then becomes $12,475. Eligibility and ownership shares can change that answer; Toronto also charges an administration fee outside this tax total.
